Strata Minders provides an online portal to information about your property.
You can log in to our Owner Portal to access the following:
- Details re your last AGM
- Obtain copies of Minutes of meetings
- Your Account balance and statements
- Update your contact details
- Insurance Certificate of Currency
- Obtain copies of Minutes of meetings
Record keeping
- Maintain Owners Corporation records
- Maintain the Owners Corporation Register
- Books of account
- Management of Owners Corporation bank accounts
- Maintain accounting records for Owners Corporation and individual lot owners
- Provide Owners Corporation certificates
- Of the common seal and its application as required
- Facilitate annual audits

Insurance
Competitive insurance quotations are sought annually on behalf of Owners Corporations.
Upon selection, Strata Minders will affect insurance on your behalf which will include:
- Insurance renewal and,
- Insurance claims and lodgement as required.
- Updating the building valuation by a qualified valuer at the direction of the Owners Corporation Committee.
Financial management statements
Strata Minders prepares financial accounts in compliance with regulations and state legislation.
The annual income and expenditure statements together with next years proposed budget are enclosed for each owners to review with the Annual General Meeting agenda.
Establishment Services
Strata Minders creates the Owners Corporation register, records and administrative procedures in accordance with legislative requirements. This is done prior to settlement and includes but not limited to the following:
- Owners Register
- Books of account
- Setup computerised accounting records
- Setup a separate Owners Corporation Bank Account
- Prepare Owners Corporation Certificates for all initial settlements at no cost to the Developer
- Arrange for the common seal
- Obtain quotations for insurances

Meetings
Strata Minders will convene, attend and chair (if required) each Annual General Meeting and Committee meetings as requested by the Owners Corporation.

Strata Minders have a network of trades people who are always on the ready to respond to emergencies and other call outs. Pricing is competitive but more importantly all trades people are required to have Public Liability insurance as well as Worker’s Compensation insurance and appropriate licensing, where applicable.
